Access

Approach to the property. 

Gospenheale Barn is situated beside a council road.  The entrance and parking area is gravelled and level with ample parking for 4 cars with turning area so that it is easy and safe to drive out of the property.

 

Access to the Barn

Access to the Barn from the parking area is achieved by one of 2 ways.  The most accessible way is a level walk onto the paved front area of the property.  There are 12 metres from the closest parking space to the door.  The other access to the barn is via the granite steps to the first floor.  These steps are uneven and can be used with caution.

 

Main Entrance

There is a 15 cm step up to the entrance of the barn.  This step  measures 80cm deep and 90 cm wide.  There is a step through the doorway of the property of a further 13 cm.  The main doorway has an access width of 85cm.  Both entrances to the barn have external lights operated by PIR sensors.

 

Ground floor

The barn has a hallway leading to 2 bedrooms on the ground floor on the same level. 

The master  bedroom has a 5 ft double bed with 66cm width on either side and at the end of the bed.  The bedroom has ensuite faclities with a corner shower.  There is a step up to the shower tray of 13cm. 

The smaller 2nd bedroom has 150+ cm space beside the single bed.  This bedroom can have an extra single bed added.  There is limited space in this room with this arrangement.

The 3rd bedroom in the Barn  is next to the bathroom and has 3 x 12cm steps in the entance to the room.  When the Super King Size  6ft bed is used there is  120cm free space on one side with 51cm space on the opposite side.  The space at the foot of the bed is 55cm.    When the bedroom is set up with 2 x 3ft single beds these are put against the walls with a 87cm space between the beds and 150cm space at the foot of the beds.

 The family bathroom has a bath with a shower. The bath has a non slip floor and a handrail. 

 All the ground floor is tiled with the addition of  rugs that have non slip backings.

 

Stairs

The stairs lead from the entrance hallway  up to the living area.  These are constructed of pine and are varnished.  There are 13 steps leading up to the first floor.   9 of the steps lead up from the hallway to a small landing then  split at 90 degrees with 3 steps either side to link with the kitchen or living area.  The stairs have a stair rail on the right hand side as you rise them

 

1st Floor

The 1st floor is open plan and level throughout and has wooden tongued and grooved flooring.  There are also a number of non slip mats throughout the area.  All kitchen units are of standard height.  The electric cooker,  fridge, freezer and washing machine are all  intergarted in the base units .  There is an electric hob intergrated into the worktop.  The worktop also has a toaster and microwave. 

 

Garden Area

The 8m x 14m garden area is all on one level with a paved area for seating and dining and a lawn area.   There is a raised area of planting.   Garden furniture comprises of  6 chairs, a table and 1 garden bench.  There is a strong wooden fence between the garden and the parking area.  There is a further grassed area around the parking lot which is also available  for guests to enjoy and fairly level. 

 

Other information

Most electric sockets are fitted at 42cm from the floor with additional sockets on the kitchen worktops.
